A Spanish address can exist in two languages at once. The same street may appear as Calle in one directory and Carrer, Rúa or Kalea in another, a warehouse may sit on a nave in a polígono with no street number, and a coastal business may be inside an urbanización that delivery drivers struggle to find. Each mismatch weakens the listing that customers rely on.

Calle, carrer, rúa: one street with several official spellings

In Catalonia, the Valencian Community, the Balearic Islands, Galicia, the Basque Country and parts of Navarre, street names are often official in the regional language. A shop in Girona may be on a Carrer, a studio in Vigo on a Rúa, a workshop in Bilbao on a Kalea. Older directories, delivery systems and some customer databases still hold the Castilian version. Town names vary the same way: A Coruña and La Coruña, Donostia and San Sebastián, Lleida and Lérida.

Search engines usually understand both forms, so the risk is not that a listing becomes invisible. The risk is inconsistency: the listing says one thing, the website another, a directory a third, and the signals that confirm your location stop agreeing. I settle it with a written rule per location, normally the form shown in your official company records and on your signage, applied to the Google profile, the outlet's web page, its markup and each directory you manage.

Industrial and coastal addresses need extra care. Businesses on a polígono industrial often have a nave or parcela number but no street number, written with s/n for sin número. Coastal urbanizaciones can have internal street names that maps handle poorly. For these, the pin goes on the customer entrance, and the location page adds access notes and a landmark, such as the roundabout exit or the neighboring unit, so the route is clear.

Verification, categories and trades that travel to the customer

Google decides how each listing is verified and may ask for a short video showing the street, signage, the entrance and evidence of the business operating there. A gestoría on the second floor of an apartment building, with only a plate by the portal, needs some planning for that recording: permanent signage, access to the floor and documents that show the business name. I prepare each location before the request is made.

Category choice shapes which searches a listing can appear for. Spaniards search for asesoría fiscal, clínica dental, taller mecánico or inmobiliaria in plain terms, and the primary category should match the core business rather than every service on offer. Extra categories go on only for services the business really delivers.

Many trades work at the customer's premises: reformas companies, plumbers, locksmiths, air conditioning installers and cleaning firms. These should hide a home or office address that customers do not visit and define their service area as the municipalities, comarcas or provinces they actually reach. On the islands, a service area should reflect where the team actually goes; a business based in Tenerife that rarely crosses to Gran Canaria should not claim it. Franchises and branch networks where every outlet has its own NIF

Spanish franchise networks in real estate, beauty, fitness, driving schools, opticians and food service share one brand, while each outlet is usually run by a separate company with its own razón social and NIF. That distinction matters for local search. The listing should show the brand exactly as on the signage, while the operating company belongs in the legal information on the outlet's page and in directories that record company identity.

Problems appear when nobody owns the full picture. One franchisee adds the town to the brand name, another lists the company name instead of the brand, a third keeps a listing alive after the outlet closes. Some directories hold the franchisor's NIF against a franchisee's address. AI assistants and data aggregators then combine these fragments into a confused record.

The register I set up holds, per outlet:

  • the brand name used on signage and in the listing
  • the operating company, its NIF and the date it took over, where relevant
  • the address in the agreed language form and the exact pin
  • listing ownership retained by the franchisor, with the franchisee added as a manager
  • who signs off any change to the name, category, address or link

Reviews, official complaint forms and regional-language replies

Reviews work best as a routine: each customer is asked once, in the same words, when the job or purchase is finished, and someone replies to every review that arrives. Filtering requests toward happy customers, trading discounts for stars or having staff and relatives post reviews all break platform rules. EU rules on how businesses present consumer reviews, applied through Spanish consumer law, also target misleading practices, so ask your lawyer to confirm your obligations, particularly if reviews are shown on your own site.

Spain also has official complaint forms, the hojas de reclamaciones, which many businesses dealing with consumers must keep available under regional rules. They are a separate legal channel. An unhappy online review is not a formal complaint either, and a reply must never steer the customer away from the official form. Your advisor can confirm the obligations in each autonomous community where you operate.

Replies follow the reviewer's language. A customer in Valencia who writes in Valencian, or one in Santiago who writes in Galician, should receive a reply in that language where your team can provide it, written or checked by a native speaker. Foreign residents and tourists on the Costa del Sol or the islands often write in English or German; a brief reply in their language, checked by someone fluent, reads far better than unedited machine output.

Location pages, WhatsApp and contacts per outlet

Every genuine outlet should have its own page on your site, linked from the profile: address in the agreed form, access notes, hours including local holidays, what that outlet offers, which company runs it and buttons to phone or chat. That is different from producing a page for every town in a province with the same paragraph and a new name. Search engines treat those as doorway pages, and they add nothing for the customer. Where you have regional-language pages, the location page in Catalan or Galician should be a full equivalent, not a translated heading over Spanish text.

Plenty of Spanish customers would rather ring or message on WhatsApp than complete a web form, so counting forms alone undervalues local search. On each profile, a call-tracking number goes in the main phone slot while the usual line stays listed as a secondary one, the website button carries UTM tags, and outlets on WhatsApp Business get their own chat link. Contacts land in the CRM with the outlet and channel recorded, which lets management compare locations by inquiries and opportunities instead of by where they happen to sit on the map that week. Positions are monitored, never guaranteed.

Search engines generally match both spellings. What causes trouble is mixing the two across sources, so the agreed form matters more than which form you choose.

Copy the address from your company's official records, usually the street with s/n or the nave or parcela number, plus the polígono name, municipality and postal code. Then place the pin exactly on your customer entrance. The location page can add access notes and a landmark so visitors and couriers find the right gate.

The listing shows the brand as it appears on the outlet's signage, with the outlet's own address, phone and hours. The franchisee's razón social and NIF belong in the legal notice on the outlet's web page and in directories that list company registration data. The franchisor should remain owner of the profile and add the franchisee as a manager.

No. Incentives for reviews break Google's rules, and EU and Spanish consumer law also target deceptive review practices, which your lawyer can explain. Ask every customer in the same way, at the same point after the sale or job, and reply to every review. A steady flow of genuine reviews is more credible than a burst of rewarded ones.

No. Each location has one listing. The business name stays as it appears on the signage, and the description, posts and replies can address customers in the languages they use. A regional-language location page on your website can carry the full detail, drafted or reviewed by a native speaker on your side or at an agency.
