Plenty of Italian businesses sit outside the town center that carries their comune's name. A furniture workshop in a frazione, a dental studio on a provincial road with no street number, a showroom in the zona industriale: customers find them on a map, and the map is only as accurate as the data behind it. A wrong locality or a misplaced pin sends a customer to the wrong gate.
I work remotely with Italian companies that depend on nearby customers: artisans, professional studios, clinics, car dealers, retail chains, franchise networks and service firms. Keep the network accurate
Italian addresses carry more layers than many map systems expect. A business may sit in a frazione or località that customers know by name, inside a comune whose name appears in the postal address, inside a province shown by its abbreviation. Some rural and industrial addresses have no house number and are written with snc, short for senza numero civico. Several frazioni can share a postal code with the main town.
Each of those details can push a listing slightly off. The usual symptoms are a pin in the center of the comune instead of at the workshop, a locality that differs between the listing and the website, or a directory that has dropped the frazione altogether. Customers then call to ask for directions, or simply choose a competitor whose route is clear.
The fix starts with a location register: one row per sede with the official address as it appears in your company records, the locality customers use in conversation, coordinates of the customer entrance and any landmark that helps, such as a roundabout or a well-known building nearby. That register feeds the listing, the website, the structured data and every directory, so all of them say the same thing. For sites in a zona industriale, I also check that the pin is on the right unit, since several firms often share one street address and one access road.
Google chooses the verification method for each listing, and it may ask for a short video showing signage, the entrance and the work done on site. A studio on the upper floor of a residential building, with only a brass plate at the door, can struggle with that. I prepare the branch or studio in advance so the recording shows what is needed.
Category choice decides which searches a listing can appear for. A primary category should describe the core business in the way customers search for it, not every service offered. Secondary categories are added only where the business genuinely provides them.
Professional studios raise a particular question. A medical studio, law firm or accounting practice with several professionals can have one listing for the practice and, where appropriate, separate listings for individual practitioners who are publicly reachable. Done carelessly, that produces competing listings with mismatched names and phone numbers. Done well, the practice listing captures searches for the studio while practitioner listings serve people looking for a named professional.
Artisans who work at the customer's home, such as plumbers, electricians and installers, should hide their address and set a service area made of the comuni or provinces they really cover. The method behind all of this is on my local SEO service page.
Italy has many retail and service networks run through affiliates, franchisees or independent agencies under a shared brand: real estate agencies, insurance agencies, opticians, travel agencies, car service networks. Listings in these networks are often created by whoever opened the location, sometimes years apart, using different names, categories and photos.
The result is a network that looks inconsistent in search. One affiliate lists itself under the brand name, another adds the city, a third uses the owner's company name. Some closed locations still show as open. Phone numbers lead to personal mobiles of people who left.
The governance I set up covers:

A review routine works when it is routine: every customer receives one request after a completed sale, visit or job, and every review receives a reply. Selective requests sent only to happy customers, discounts in exchange for stars and reviews written by staff break platform rules. Italian consumer law, together with EU rules on how businesses present reviews, also addresses misleading review practices, so your legal advisor should confirm what applies, especially if reviews are displayed on your own website.
Language needs a decision in some areas. In South Tyrol, place names exist in Italian and German, such as Bolzano and Bozen or Bressanone and Brixen, and customers may use either. In the Aosta Valley, French appears alongside Italian. The business name stays as on the signage, while the description and the location page reflect the languages your customers speak. Replies to reviews follow the reviewer's language, written or checked by a native speaker.
Tourist areas bring another issue: seasonal hours. Beach establishments, mountain businesses and shops in resort towns open for part of the year, and hours change around the summer break and public holidays. Special hours should be scheduled in advance, and a business that closes for the season is marked as temporarily closed rather than permanently closed, which is very hard to undo.
Italian customers often phone or send a WhatsApp message instead of filling in a form, so measuring form submissions alone understates what listings produce. Each listing gets a tracked phone number in the primary field with the main number kept as an additional one, a website link with campaign parameters, and where you use WhatsApp Business, a location-specific chat link so messages can be attributed to the right sede.
Those contacts then need a home. Inquiry source fields in the CRM record the location and channel, so management can compare sedi by the contacts and opportunities they generate, not by ranking screenshots. Listing actions such as calls, direction requests and website clicks are reported alongside, and rankings are watched as a signal without ever being promised.
Tracking on the website has to respect consent. GDPR applies, and the Italian data protection authority has issued its own guidance on cookies and similar tools. Your legal advisor or DPO decides the consent approach; I set up tracking to follow it and state which figures are incomplete.

Use the address exactly as it appears in your official records, which normally includes the comune, and mention the frazione where the address format allows it or in the description. Above all, place the pin precisely on your entrance. The location page on your website can then explain the frazione, landmarks and directions in full.
Mark it as temporarily closed, or schedule special hours for the closed period, rather than permanently closed. A permanently closed status signals that the business has ceased trading and is difficult to reverse. Before reopening, update the hours and add a recent photo or post so customers can see the business is active again.
They can manage day-to-day details such as hours, photos and posts, but ownership is safer with the brand. When franchisees own listings outright, names, categories and links drift apart, and listings are lost when a franchisee leaves. I set up central ownership with manager access for each affiliate and an approval step for structural changes.
Not separate listings. Each branch has one listing, with the business name exactly as on the signage. The description, posts and location page can address German and Italian speaking customers, and review replies follow the reviewer's language. Native speakers on your team or an agency should write or check that text.
